Rates per square foot
Terrace waterproofing in Mumbai runs between ₹35 and ₹160 per square foot depending on the system. The spread is enormous because these are genuinely different products solving different problems, not better and worse versions of one thing.

Diagnose before you treat
Most waterproofing money in this city is wasted because a coating was applied over a problem that was not a coating problem. Water coming through a ceiling in the monsoon has a source, and there are only a few candidates: a failed terrace surface, a cracked parapet junction, a blocked or broken rainwater outlet, a plumbing leak in the slab above, or a structural crack.
Only the first is actually fixed by coating the terrace. A parapet junction needs the corner treated with a fillet and reinforcement. A blocked outlet needs the outlet cleared, which costs almost nothing and solves a surprising share of complaints. A plumbing leak gets worse regardless of what you paint on top. The honest first step is finding out which one you have, which means someone standing on the terrace and looking, not quoting from a photograph.
Why the cheap coating is expensive
An acrylic coating at ₹40 per square foot on a 500 square foot terrace is ₹20,000 and buys you three to four Mumbai monsoons. A PU system at ₹90 is ₹45,000 and buys ten. Over fifteen years the cheap option is applied four times and costs more in total, and each reapplication requires the surface to be prepared again.
There is one case where the cheap coating is right: a terrace you know will be redone within a few years for another reason. Otherwise the longer system wins on arithmetic alone.
Surface preparation is the whole job
Every system in that table fails if it is applied over a dirty, damp or cracked surface. Preparation means grinding back the old coating, opening and filling cracks, forming a fillet at every wall junction, checking the slope to the outlets and correcting it where water stands. A quotation that is only a rate per square foot with no preparation line is quoting for the paint, not the job.
Ponding is worth a specific mention. If water stands anywhere on the terrace after rain, no coating will survive it for long. The slope has to be corrected with screed first, which is an additional cost and a non-negotiable one.
What a warranty actually covers
Ask whether the warranty is from the contractor or the material manufacturer, and get it in writing with the system and the number of coats named. A five-year warranty from a contractor with no written specification is worth very little. A manufacturer-backed system warranty, applied by an approved applicator, is worth a great deal more and is usually why the quotation was higher.
