The headline range
Full interiors for a 2BHK in Mumbai run between roughly ₹4 lakh and ₹15 lakh. That is a useless range on its own, so here is what separates the ends of it. At ₹4 to ₹6 lakh you are doing the essential joinery: kitchen, wardrobes, one TV unit, basic false ceiling and painting. At ₹7 to ₹10 lakh the same scope moves to better carcass grades, branded hardware and a proper lighting plan. Above ₹10 lakh you are adding stone, veneer, custom furniture and detailed ceilings.
Most Mumbai 2BHK projects that people are happy with land between ₹6.5 lakh and ₹9 lakh.
Where the money goes
| Item | Basic | Mid | Premium |
|---|---|---|---|
| Modular kitchen | ₹1.5 L | ₹2.5 L | ₹4 L+ |
| Wardrobes (2 bedrooms) | ₹1.2 L | ₹2 L | ₹3.5 L+ |
| False ceiling + electrical | ₹60 K | ₹1.2 L | ₹2 L+ |
| TV unit and living storage | ₹50 K | ₹1 L | ₹2 L+ |
| Painting (full flat) | ₹45 K | ₹70 K | ₹1.2 L |
| Bathrooms (no civil work) | ₹30 K | ₹80 K | ₹2 L+ |
Two patterns show up in almost every project. The kitchen and the wardrobes together are usually 55 to 65 per cent of the total, so that is where a budget decision actually bites. And the items people cut first, lighting and painting, are the ones that most change how the finished flat feels.
Design fee, or no design fee
Some firms charge a design fee of ₹25,000 to ₹1.5 lakh and then execute at cost-plus. Others fold the design into the execution price and charge nothing upfront. Neither is dishonest, but they are not comparable, and a 'free design' is always priced into the joinery somewhere.
What matters more is whether you get an itemised quotation. A single number for 'full home interiors' hides everything. Line items with grades and brands named let you move money between rooms deliberately instead of discovering the trade-offs at handover.
The Mumbai-specific costs
Society rules are a real line item here. Most buildings restrict work to weekdays between 9am and 6pm, several charge a refundable deposit, and lift access for material frequently means carrying sheets up by hand in older buildings. None of this appears in a glossy quotation and all of it affects the schedule.
Old flats bring their own: ageing GI plumbing that should be replaced while walls are open, aluminium wiring that should be replaced full stop, and slab heights that vary enough across one room to matter for a false ceiling. A measured survey before quoting is what catches these. A quotation produced from a floor plan alone will be revised, and the revision only ever goes one way.
How to keep the number under control
Spend on the carcass and the hardware, both of which are invisible and permanent. Save on the shutter finish, which is visible and replaceable. Keep plumbing points where they are unless there is a strong reason to move them. Do the full electrical and ceiling work in one go rather than in phases, because mobilising twice costs more than doing it once.
And get the itemised quotation before you commit to anything, including from us.
