What luxury actually means in a Mumbai home
In a high-end Mumbai apartment, the difference between expensive and luxurious shows up in the details nobody notices at first: stone that is book-matched across a wall, shutters that close with the same gap everywhere, lighting that changes with the time of day, and joinery built from a carcass that will not swell in the monsoon. Those are execution problems, not design problems, and they are where most luxury projects fall short.
We work on large apartments, penthouses and villas where the brief is quality over quantity: fewer materials, chosen carefully, and installed to a written specification.

Sea-facing homes need different materials
Many of Mumbai's best addresses face the sea, in Worli, Bandra, Juhu and Versova. Salt air corrodes ordinary hardware, tarnishes metal finishes and attacks board edges. We specify marine-grade BWP plywood, stainless or coated hardware and finishes rated for coastal exposure, and plan glare and heat control for large glazing from the start. How a luxury project runs
- Brief and measured survey: every wall, slab level and service point recorded.
- Design development: layouts, 3D views, material boards and samples you can touch.
- Written specification: every stone, board, hardware brand and finish named in the quotation.
- Execution by one team: civil, electrical, automation, carpentry, stone and paint sequenced under one project manager, with daily photographs.
- Snagging and handover with warranties and maintenance notes for stone, finishes and automation.
Working with your architect or designer
Many luxury clients already have an architect or a design studio. We also work as the execution partner: we take the drawings, build a line-by-line specification, and deliver to them, with the designer signing off at each stage.
