The short answer
A modular kitchen in Mumbai generally runs between ₹1,300 and ₹3,000 per square foot of shutter area, which puts a typical 2BHK kitchen somewhere between ₹1.8 lakh and ₹4.5 lakh. The number moves on three things and three things only: the carcass material, the hardware, and the shutter finish. Everything else is detail.
Be careful with per-square-foot quoting. Some firms measure shutter area, some measure the full carcass footprint, and the same kitchen can look 30 per cent cheaper purely through how the area was counted. Ask which basis is being used before you compare two quotations.
Price by layout
| Layout | Typical total | Notes |
|---|---|---|
| Straight | ₹1.5 L - ₹2.5 L | Single run, smallest cabinet count, common in 1BHK |
| L-shaped | ₹2 L - ₹3.5 L | Best use of a corner, the most common Mumbai layout |
| Parallel | ₹2.5 L - ₹4 L | Two runs facing, needs 7 ft clear between them |
| U-shaped | ₹3 L - ₹5 L | Most storage per square foot, needs a wider room |
| Island | ₹4 L - ₹7 L | Rare in Mumbai flats, needs plumbing or gas routed to the island |
Carcass material is the real decision
The carcass is the box behind the shutter, and it is what determines whether the kitchen survives ten years in a humid coastal city. BWP 710 grade plywood is the standard worth paying for: it is boiling-water-proof and it handles the under-sink area, which is where every kitchen eventually fails. BWR is one grade down, water-resistant rather than waterproof, and acceptable away from the wet zone if you are choosing it knowingly.
MDF and particle board are cheaper and are fine in a dry bedroom wardrobe. In a Mumbai kitchen they swell. If a quotation does not name the grade, it is almost certainly not 710.
Hardware: the quiet 20 per cent
Hinges, channels and lift-ups are roughly a fifth of a kitchen's cost and essentially all of its daily feel. Hettich and Hafele soft-close hardware carries a manufacturer warranty, commonly ten years. Unbranded equivalents cost a third as much and start sagging within two. Tandem drawer boxes cost more than conventional channels and are worth it under heavy pull-outs.
Baskets are where quotations inflate quietly. A tall unit pull-out, a corner carousel and a cutlery basket together can add ₹40,000 to ₹80,000. Decide which you actually want, and have each one priced as its own line.
Shutter finishes, cheapest to dearest
Laminate is the workhorse: inexpensive, enormous range, and genuinely durable. Acrylic gives a high-gloss look at a significant premium and shows fingerprints. Membrane or PVC-wrapped shutters sit in between and handle curved profiles. Lacquered glass is the dearest and the most fragile. For most Mumbai flats a good laminate on a 710 carcass with branded hardware is a better kitchen than a cheap carcass behind an expensive shutter.
What should be in the quotation
Carcass grade and brand, hardware brand with the warranty stated, shutter finish, countertop material and thickness, and the electrical and plumbing scope as separate lines. A single number for 'modular kitchen' is not a quotation, it is a negotiating position.
Also confirm who handles the counter cut-out for the sink and hob, and whether the existing plumbing points are being moved. Shifting a sink by even two feet means new drainage falls, which is a civil job, not a carpentry one.
