Design around the view
Furniture layouts in a penthouse should face out, not in. Keep sightlines from the entrance to the windows clear, and use low-profile furniture in the living area so the view stays the focus.
The terrace is a room, not a balcony
- Waterproofing first. A terrace over your own living room must be waterproofed properly before any deck, planter or stone goes down. See our terrace waterproofing guide.
- Shade and wind. Pergolas, retractable awnings and glass wind breaks make the terrace usable in Mumbai's sun and monsoon gusts.
- Outdoor kitchen and bar. Needs drainage, power and stone or stainless finishes rated for weather.
- Planters with drainage and root barriers, so plants do not damage the waterproofing.
Duplex penthouses
A duplex penthouse needs a staircase that works as a design feature, clear separation between entertaining and private floors, and acoustic care so footfall above is not heard below.
Heat, glare and privacy
Top floors take the most sun. Motorised blinds, solar-control glazing films and a cooling plan designed with the false ceiling keep the home comfortable. Automation can run blinds, lights and climate on schedules.
