False Ceiling Cost in Mumbai: POP vs Gypsum vs PVC

Rates per square foot for POP, gypsum and PVC, worked examples for common room sizes, and the line items most quotations leave out.

What a false ceiling costs per square foot

In Mumbai the honest range for a plain false ceiling is roughly ₹55 to ₹130 per square foot, supplied and fitted. That spread is wide because three different things get sold under the same words: the material, the framing under it, and the amount of design in the shape. A flat gypsum ceiling over a bedroom is near the bottom of that range. A multi-level POP ceiling with cove lighting and curves in a living room is near the top, and sometimes past it.

Quotations in this category are unusually easy to game, because the headline rate rarely says what framing sits above the board. The framing is most of the difference between a ceiling that stays flat and one that shows joint lines in two monsoons.

Worked example: a 10x10 room

A 10 by 10 room is 100 square feet of ceiling. At ₹85 per square foot for a plain gypsum ceiling, the board and framing come to about ₹8,500. That is not the finished number. Add two coats of putty and paint at roughly ₹18 to ₹25 per square foot, so ₹1,800 to ₹2,500. Add the electrical: six to eight recessed lights at ₹350 to ₹700 each fitted, which is another ₹2,100 to ₹5,600 depending on whether you buy a known brand.

So the realistic all-in figure for a 10x10 bedroom ceiling in Mumbai is ₹12,000 to ₹17,000, not the ₹8,500 that a per-square-foot rate implies. A 12x12 room is 144 square feet, which at the same rates lands around ₹17,000 to ₹24,000 all in.

What actually changes the price

Framing is first. GI (galvanised iron) channel at 0.5 mm thickness on 2 foot centres is the specification worth insisting on. Thinner sections and wider spacing both save the contractor money and both show up later as sagging or visible joints. Wooden framing is cheaper again and, in a city with Mumbai's humidity, a false economy.

Second is the shape. Every level, cove and curve adds labour without adding much area, so a design-heavy ceiling can cost 40 per cent more than a flat one covering the same room. Third is the lighting plan, because the ceiling has to be cut, boxed and wired around every fitting, and a profile-light cove is a different job from a few spotlights.

Fourth, and most often missed, is what sits above the ceiling. If plumbing lines, AC drain pipes or old wiring are being enclosed, they should be tested and, where needed, replaced before you close them in. Opening a finished ceiling to fix a dripping drain pipe costs several times what doing it in the right order would have.

POP or gypsum, honestly

Gypsum is factory-made board of consistent thickness, so it goes up faster, makes less mess and gives a flatter result on a plain ceiling. POP is mixed and applied wet, which is exactly why it wins where there are curves: it can be shaped on site in ways board cannot. For a flat bedroom ceiling, gypsum is usually the better buy. For a living room with coves and a stepped profile, POP earns its premium.

PVC is a different argument entirely. It is a wet-area material. In a bathroom or an enclosed balcony it will outlast both of the others. In a living room it looks like what it is.

Questions worth asking before you sign

Ask what thickness and spacing the GI framing is, and have the answer written into the quotation rather than agreed verbally. Ask whether putty and paint are included or quoted separately, because this is the most common gap between a cheap quote and a fair one. Ask who supplies the light fittings and at what rate. Ask what happens to the services above the ceiling.

A contractor who answers all four plainly, in writing, is usually the one whose final bill matches the quotation.
